In 2014, Shiv Kumar bought his first home in Gurugram. The process took eleven months, six brokers, and twelve site visits — most of them to projects that didn't match his brief. The market, he realised, wasn't broken. It was just operating without intent.
A year later, Real Concept India was founded with one rule — every family we work with sees no more than five shortlisted projects, and we will not show them a sixth.
That rule still holds, eleven years and 500 families later.

Shiv Kumar began his career in 2008 as a junior associate at a Delhi brokerage. By 2014, he had grown frustrated with how the industry treated families — long site-visit days, opaque pricing, and a relentless push toward whichever project carried the highest commission that week.
In 2015 he opened Real Concept India with two colleagues and one rule: never show a family more than five projects. Eleven years later, that boutique discipline has placed 500+ families across Gurugram's premium addresses — without a single paid advertisement.
Today, Shiv personally oversees every consultation. He speaks Hindi, English, Punjabi and a passable Japanese (a habit picked up while working with Krisumi). He cycles to the office most days. He still picks up the phone himself.
